Out of area buyers have been known to pay more aggressive prices than a local buyer because they are looking at future value opposed to past trends. It is an internal policy to share all active listings with the entire firm in real time, which results in closing a high percentage of private investor transactions out of area, especially with exchange buyers. Our national brand as a leading broker of investment real estate and our large deliverable inventory attracts active investors seeking similar product. It is through our National platform that we are able to source buyers internationally and across the nation and net our clients the most net proceeds in a sale.

Marcus & Millichap was built around collaboration. Our internal policies require all agents to share listings with all of our offices across the country and split commission 50/50. Not only do we collaborate internally across all offices, but we have also built strong relationships with agents in the firm who specialize in other product types. This allows us to move buyer capital from mult-family, office, self-storage, and other sectors to our retail specific deals. 80 percent of our deals are closed with either other Marcus & Millichap agents or outside brokers, which is why we welcome the opportunity to collaborate with anyone and everyone that will allow us to put the best team in place for our clients, maximize exposure, and ultimately net our clients the most money a market will allow for.
